What is a three season room?

A three season room is a screen room that can be used year-round except during winter.

Does a screen room increase property taxes?

Usually screening in an existing patio cover does not increase property taxes. Relatively speaking a screen room patio job is an inexpensive project so its effect on your property taxes is not an issue.

Can I choose a solar screen to block sun?

Yes you can. We have solar screen options that block varying percentages of sun all the way up to 90%.

Should I get approval from my Homeowner’s Association?

We do suggest getting HOA approval prior to starting your project. No subdivision has ever denied one of our screen projects. If you would like some help processing the HOA paperwork then we will be glad to assist you.

How soon can my project be installed?

Normally we can start a project within two to three weeks of approval.

Does a screen room add value?

Yes it does. Just ask any San Antonio or Austin Homeowner that spends any time outdoors and you will quickly find out how valuable a screen room is to own.

What is a good size for a screen room?

A general rule it that the depth should be no less than 10 feet and a width should be no shorter than 12 feet. A patio screen room can be built to any size but if it is smaller than 10’x12′ then there really isnt much functional space.

If I build a patio does it have to be screened in at the same time?

No, it does not. All patio construction must be completed prior to installing any screen material so whether or not it is screened at the time of construction or any time in the future doesn’t matter.

What happens if my screen is damaged in the future?

If any screen is damaged that we installed all you have to do is let us know. We will arrange to meet with you within 48 hours of your initial call to inspect the damaged area. If it is a straight line then someone cut it and that is not a warranty. If the damaged area appears jagged then that means it was torn. That is a warranty and will be fixed at no cost to you.

Can a screen room be installed on top of my deck?

Yes, we can screen in an existing deck or it can be removed and we could pour a new concrete slab. You have both options.
